This consultation provides an in-depth discussion about all aspects of your project journey from design strategies and statutory obligations through to cost implications and construction choices. It usually lasts in the region of 1-2 hours and typically takes place at your site/property (or online if required.)

What you can expect;

• A walk through of the property or site to discuss your requirements and propose design solutions in response to brief.
• Early design guidance with regards to layout, massing, size, orientation, natural light, energy efficiency, materials, finishes etc.
• Advice around budget, cost management and current construction rates, including an assessment of how realistic your budget is for achieving the entirety of your brief.
• In depth discussion of each stage of the project journey, including what you can expect from the planning process, building control requirements, tendering and construction.
• The aim of the consultation is to provide you with the information that you require to confidently take forward your home building project, or provide guidance on what aspects of the project you may need to consider further or may need to be addressed in order to make the project feasible.

Following the Consultation, we will email you a summary of the discussion, along with a copy of our ‘Services and Fees’ Letter, which will set out in detail the work stages for your particular project in its entirety, including the services we will provide and our associated fees.

All consultations will be carried out by a Director and fully registered Architect (Mary or Robbie.)

This consultation includes all aspects of Option 1 and in addition is aimed at assessing and developing design options, culminating in a sketch plan that will be the first step in the design stage of the project. This consultation usually lasts in the region of 2-3 hours and typically takes place at your property.

What you can expect;

• We will have an in-depth discussion about the design possibilities and options for your project.
• The discussion is often supplemented and informed by hand drawn ‘to scale’ sketches. Sketching in person is a useful tool to help us explain and communicate our design ideas.
• During the discussion we can analyse a number of options from a critical design viewpoint. We approach it as an ideas generating exercise, proposing solutions in response to your brief and the issues at hand.
• Implications regarding cost, planning requirements, energy saving measures, site characteristics and construction detailing will also be discussed in relation to the evolving design.
• Following the meeting and once a general design strategy has been agreed, we will return to the office to collaborate the ideas into a final sketch plan that will be emailed back to you in pdf format. Essentially this is the first step in bringing ideas together and onto paper and will become the design basis for moving the project forward.

Please note that Existing Drawings of the property or site are required for this Consultation Option.

Do you already have a set of design drawings but would like a second opinion to ensure that they are feasible or that the design fully answers the brief and best suits your needs? If so, our Design Review Consultation could be of benefit to you.

What you can expect;

• We will discuss any potential issues or concerns that you may have with the current design and then assess it with a critical eye. Aspects to be considered will include feasibility, budget and good practice design principles (including natural light, flow of space, orientation, room sizes, allocation of space, material and finishes selection, views and furniture positioning.)
• Once any potential issues have been identified, we will return to the office to provide an alternative sketch design option that will improve the layout without detracting from the original brief. This sketch option will take the form of 2D hand drawn plans and elevations.
• Additionally, a 3D model of the new and improved design can also be produced, to show what the building will look like both externally and internally (however this will incur an additional fee.)
